Healing Spaces Reimagined—3 Trends Reshaping Healthcare Real Estate

What We Learned at the 2025 BOMA MOB Conference in Denver

You could feel the buzz at this year’s BOMA MOB Conference—the kind of energy that happens when real estate leaders, healthcare changemakers, and innovators come together to reimagine what healthcare spaces can be.

As a Denver-based company, we were especially proud to welcome so many healthcare visionaries to our city. It was more than a conference—it felt like a homecoming. For the TouchSource team, it was a chance to connect with our healthcare friends and customers, and most importantly, to listen, learn, and align with the emerging priorities of owners, operators, and providers.

3 Trends That Will Shape Tomorrow’s Healing Spaces

We spotted three major shifts influencing healthcare real estate—highlighted through deep conversations and powerful keynote sessions.

1. Owners Want Simplicity and Scale

In conversation after conversation, one message came through loud and clear: large portfolio owners want consistency in their digital infrastructure. They’re not interested in cobbled-together one-offs or solutions that require constant local customization. They’re looking for national partners who can deliver a reliable, scalable experience across multiple properties.

TouchSource shines at this level of collaborative partnership. Our ability to create a single digital standard across a network of properties sets the bar. Our unified signage network solutions and in-house content management system, TouchSource SparkPX™, deliver unmatched value to medical office buildings (MOBs). Whether it’s directories, digital signage, or wayfinding, owners want to know it works—everywhere, every time.

2. Wayfinding Is Now Mission-Critical

Wayfinding is no longer a nice-to-have—it’s essential to the patient experience. With the rise of outpatient care, ambulatory surgical centers (ASCs), and off-campus medical facilities, the healthcare journey has become more

fragmented and complex.

The most consistent pain point we heard? Navigating from the parking lot to the right office. If it’s confusing or hard, it’s a major source of patient stress and frustration. That often leads to late arrivals, negativesurvey feedback, and staff time spent helping lost visitors. Picture a patient—already worried about a diagnosis—getting lost and being late to an appointment. It’s stressful and unnecessary.

Wayfinding at the point of need is no longer enough. Patients increasingly plan ahead to make their visit as smooth as possible. That’s why BOMA attendees told us they want maps that live beyond the kiosk and digital directory—they want maps embedded in websites, in appointment confirmations, and accessible on smartphones. These tools must be intuitive, mobile-friendly, and designed with real-world use in mind. From hospitals to MOBs, wayfinding has officially entered the era of omnichannel delivery.

Fortunately, this isn’t a vision of the future—it’s here now. TouchSource has already built the next generation of visual, virtual wayfinding. With multi-channel delivery, intuitive design, and smart search tagging, wayfinding has never been easier to deploy. It’s more powerful to see than describe—so reach out if you’d like a quick demo.

3. Modernization Through Reinvigoration

While the pace of new MOB developments is slowing, reinvestment in existing facilities is accelerating. Owners of aging properties—especially Class B and C medical buildings—are prioritizing upgrades that are visible, meaningful, and cost-effective. Senior living communities, specialty clinics, and general medical offices are all looking for ways to modernize without massive capital expenditures.

Digital signage, directories, and real-time visual communications offer a fast, flexible, and cost-effective path to modernization. When elegant digital signage welcomes visitors and delivers information clearly, tenants see the space as modern, well-maintained, and tenant-friendly.

And the value doesn’t stop there. Multipurpose signage supports improved safety, stronger tenant engagement, and even revenue generation through advertising. Building messaging and branded content can be updated instantly—freeing your property team to focus on what matters most: your tenants, your patients, your business.

Keynotes Underscore the Urgency for Innovation

Two powerful keynotes framed these market dynamics within the broader societal context.

Former HHS Secretary Alex Azar shared insights on the political and economic crosscurrents shaping healthcare—from public-private tensions to tariffs and global trade. His remarks made it clear that healthcare delivery is being shaped not only by providers and patients, but also by fast-moving macroeconomic and policy forces.

Dr. Vin Gupta added urgency to the conversation. He spoke about the aging population, the fragmentation of care, and the vital role of technology in closing access gaps. One of his most striking points: even at tech-savvy employers like Amazon, healthcare engagement remains low. The opportunity lies not just in providing access—but in designing solutions people actually use, especially at home and in decentralized care settings.

Looking Ahead

At a time when political, technological, and societal forces are reshaping healthcare, conferences like BOMA MOB serve as a vital touchpoint. In-person conversations sparked shared understanding and fresh ideas in ways that Zoom never could. We talked shop, solved problems, shared a few drinks—and built partnerships rooted in real-time needs and long-term goals.

As digital infrastructure becomes a strategic differentiator in healthcare real estate, we’re proud to be a partner that can scale, simplify, and support the future of patient-centered care.

Let’s reimagine your space together—so every visit feels effortless, every message reaches the right person, and every touchpoint reflects your brand’s care.
