Legacy Cascades Lobby Modernization: Transforming an Aging Asset into a Leasing and Tenant Experience Destination

The Challenge 

Like many office properties competing in today’s market, Legacy Cascades, a 348,700 square-foot Class-A office building in the Denver Tech Center, faced increasing pressure to differentiate itself from newer buildings. The ownership and leasing teams recognized that while the building’s dramatic open atrium lobby offered tremendous potential, the existing experience no longer reflected the expectations of modern tenants or prospective occupants. 

The digital directory systems were outdated and underutilized. The lobby lacked a compelling focal point and did little to support leasing initiatives, tenant engagement, or the overall property value. 

The goal was clear: create a memorable “wow factor” arrival experience and install larger updated digital directories to help position Cascades as a competitive workplace destination while enhancing the value of an existing asset. 

The Vision 

Having previously partnered with Cushman & Wakefield on the construction of a new medical office building on the Swedish Medical Center campus with an L-shaped video wall around a doorway and touch-enabled digital directories on each level, TouchSource was invited back to collaborate on the Cascades lobby refresh. 

Working closely with ownership, property management, architects, and contractors, the team developed a strategy that extended beyond digital signage. The objective was to transform the lobby into a modern workplace destination that would: 

  • Support leasing efforts 
  • Improve visitor and tenant experiences 
  • Create a stronger sense of place 
  • Increase the property’s competitive differentiation 
  • Provide flexibility for future tenant and property events

The Solution 

The architectural vision centered around creating an immersive visual experience within the expansive atrium space. A 20 foot x 7 foot LED video wall was recessed into a focal entry wall to create an eye-catching, premium atmosphere with nature-inspired video content. 

Rather than serving a single purpose, the video wall was designed with flexibility in mind. The solution allows the property team to leverage the video wall for: 

  • Leasing presentations 
  • Tenant events 
  • Live broadcasts and community gatherings 
  • Future content experiences as tenant needs evolve 

The project also replaced aging directory systems with larger, modern 85” displays that complement the redesigned lobby environment while supporting property navigation, leasing information, tenant communications, and conference room reservations. 

Projects of this scale require more than technology. Success depended on aligning multiple stakeholders throughout the design and implementation process. Over the course of a year, TouchSource worked alongside architects, contractors, and the property team through onsite consultations and planning sessions to evaluate display sizes, content strategies, installation requirements, and long-term operational goals. 

This collaborative approach ensured that the final solution supported both the design vision and the business objectives.

The Outcome 

Today, Legacy Cascades offers a dramatically different first impression. 

Visitors entering the building encounter a modern, engaging environment that elevates the property’s brand and supports the leasing narrative. Tenants benefit from a more welcoming shared space designed for gathering, collaboration, and engagement. 

Perhaps the strongest indication of success came shortly after installation. During a follow-up site visit, the TouchSource team saw a visitor seated comfortably in front of the video wall, watching the content while waiting for a rideshare. The space was already being used exactly as intended. 

The lobby evolved from a pass-through area into a destination within the building.
